What options do I have to pay my rent?
Rent can be paid online by logging in to your Tenant Portal. At participating retail stores with cash payments. Mail payment to our corporate office which we don’t suggest due to delays with USPS delivering mail. We do NOT accept rent at our office locations.
How can I get a copy of my lease?
Log into your Tenant Portal to download a copy of the lease agreement.
How many days do I have to give notice?
Notify us that you will not be renewing the lease at the end of your lease term via email to dallisgroup@outlook.com to request a notice to vacate form. All the leaseholders will need to fill out and submit the following form no later than 60 days prior to the expiration of your lease.
How do I request a reasonable accommodation?
Give us a call or send us an email requesting reasonable accommodation.
Can a tenant change the locks?
The lease agreement will state if tenant can or cannot change the locks without the landlord’s permission. Review the lease before making any changes or give us a call to verify.
When is my rent due?
Rent is DUE on the first of the month unless your lease agreement says otherwise.
What happens if I locked outside of my house?
If your home does not have a smart lock, unfortunately, you will have to contact a locksmith at your own expense.
What’s consider an emergency?
(Examples of emergencies are flooding, heater not working, fire, gas odors, etc.)
Am I responsible for maintenance?
Yes, if the damaged is caused as result of tenant’s negligence. Additionally, you can be billed if you miss an appointment with our maintenance vendors.
Can management representatives or repair personnel enter my house when I am not around?
There are different reasons why property managers or maintenance staff may need to access your home. However, we always notify you of the intention beforehand. The authorized agent by the landlord can come to your property for emergency repairs or show the property to insurance agents, fire marshals, or appraisers. In the case of standard repairs, we don’t give keys to the vendor but rather, organize with you so that work is completed when you are at home.
Is it mandatory to have rental insurance?
It is strongly recommended that all residents carry enough renters insurance to cover themselves and their personal property. The owner’s insurance only covers the structure; none of your personal belongings are covered. Providing insurance will be at the Owner’s discretion.
How do I get in contact with the property manager?

How do I add or remove a roommate from my lease?
Please reach out to the property manager to add or remove a roommate from the lease. New tenants will need to be approved by the Owner first. There is a $50.00 application fee for new tenants and no cost to release a tenant.
Late Fees
Your rent is due on the date stated in your lease (usually the first (1st) of the month). Do not confuse this with the past due date (usually the fifth (5th) of the month). All rents are considered late if not RECEIVED by the DUE date. If rent has not been received by the past due date, a late fee as per your lease agreement will be charged to your account. We do not waive late charges. Fair Housing laws require that we treat all our residents equally. We cannot decide if one resident is more deserving than another of paying late charges, therefore we enforce late charges across the board.
Can I paint the wall a different color?
Send us an email requesting a paint change, areas that you would like to change the paint color, and the color code for the Owner’s permission.
How often is rent increased and by how much?
Rental increases are not assessed until 75 to 90 days from your lease expiring. Reasonable amounts are taken into account by market conditions and requests from the property Owner.
Upon move out, what does a tenant need to do?
We advise to review your lease for such specifics. Generally, we suggest for tenants to remove all personal property and clean the property thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, and appliances. All carpets should be shampooed and vacuumed and provide a receipt. If the tenants are responsible for lawn maintenance, then the grass, trees, bushes, and shrubs need to be trimmed to a reasonable height, and all grass beds should be free of weeds.
