How fast will my property rent?
We pride ourselves on providing quality candidates to you as a Homeowner. Our tenant process is very thorough and fully rest assured-worthy, delivering an average tenant placement time of 20 days.
Are you licensed?
Absolutely! Our office is a State of Michigan licensed Brokerage. We employ licensed real estate agents and property managers, besides a full team of support staff.
How much will my property rent for?
Our Free Rental Price Analysis report helps us see what you should be charging for rent After your analysis is complete, we will give you a range of what your home will most likely will rent for. We will assess your property’s condition and advise you of any recommended repairs, painting, yard maintenance, or general upkeep that may be necessary to attract a quality tenant. This will also help maximize your curb appeal – and maintain your property’s value – and rental value. Yes! We have trusted handymen, cleaners, and licensed vendors to give you estimates.
How do you place tenants?
We will schedule showings to all prospective tenants through self-tour, accompany, or 3D Virtual Tours. Management will complete a thorough background, rental history, income verification, and credit check on each candidate. We will prepare you with all lease documents, inspections, and walkthroughs with pictures. Feedback is collected and entered into our database for your reference.
Do you sell real estate too?
Yes, we have a sales department with just a few agents. For more information, please call our office.
How and when do I receive rent payment?
Owner payments and disbursements are processed between the 10th and the 15th of each month by direct deposit. Owner statements are made available in your Owner portal which you will receive an email when they are ready to view. In the event, that a tenant pays late, The owner will be disbursed once the payment is cleared in our account.
How is rent collection handled?
Rents are due on the first and need to be paid by the 5th before 11:59 pm that day. Tenants log into their portal and pay online, or sign up for direct withdrawal from their account. Failure to pay on time results in the tenant(s) being issued a 3-day notice for non-payment of rent. If rent is not paid by the due date, then filing an eviction in court may be the next step.
How long of a lease do you sign?
The standard lease is 12 months.
How much security deposit do you charge the tenant?
The typical security deposit is one month of rent. Security Deposit may be increased if the tenant has approved pet(s), or a deficiency in their screening report that does not warrant an automatic denial.

 

How soon can you start managing my property?
If your property is vacant, or if you are self-managing with a tenant in place, once we receive your signed Property Management Agreement, we can start immediately! If you are transferring from another management company, usually within 30 days of you serving termination papers to them.
What type of properties do you manage?
All of them! Seriously though, we manage single-family homes, 2, 3, and 4 plex’s, and multi-family communities. Individually owned condos and townhomes we will abide by all Rules and Regulations. 
Do you walk through the home with my tenant when they move in?
Yes, absolutely. Before the tenant moves in, we will do a final walk-through to make sure the home is in “move-in ready” condition. The day the tenant takes possession, we also do another walk-through. We have a checklist we go through with the tenant in case there is an emergency. Showing the tenant where to turn the water off, how to reset a GFCI, change a furnace filter and reset garbage disposal are included with the move-in walk-through. The best part – we also do the move-out inspection.
What services is included with property management?
We provide all the property management services you can think of for a monthly fee including rent collection, coordinating maintenance requests, handling legal paperwork, assisting with compliance, carrying out evictions and enforcing leases, and protecting your property.
Why do you suggest so many walk-throughs after my tenant has moved in?
Your home is a valuable asset. By conducting frequent walk-throughs, we can make sure the tenant is maintaining that asset. Sometimes, tenants will not let us know there are maintenance issues to address as they don’t want to be “bothered”. Leaking sinks and running toilets are frequent items we will discover on our inspections. Periodic and mid-term inspections are available (at the Owner’s expense).

 

Are you willing to work with contractors I prefer?
Yes, we are happy to work with any licensed and insured contractors you have previous working relationships.
Are there management fees when the unit is not tenant occupied?
No, management fees are not assessed unless there is a tenant living in the property.
Will the tenant contact me?
No, we manage all tenant communications.
What do you need to begin managing a rental property?
In order to begin managing a property, we will need several documents, which we will provide to you, signed (property management agreement, right to lease agreement, direct deposit authorization form, W-9 or W-8BEN, a copy of the owner’s identification; contact information for the association or the association’s management company; if the property is tenant occupied, a copy of the lease, screening report/application, move-in inspection report, tenant contact information, and tenant ledger; information about mortgages and insurance policies, including wind mitigation and 4 point inspection reports (and an elevation certificate if flood insurance is maintained); information on utility accounts; contact information for any preferred vendors and contractors; copies of any service or maintenance contracts; and keys/codes to the property/gates. Once the documents are executed, we will smoothly transition the property into our management system.
Do you handle evictions?

Yes, we send and post the proper legal notice charge to the tenant; however, we coordinate the eviction with an independent licensed Michigan Attorney.
